Checking Jamabandi Nakal

• Visit the official Jamabandi Haryana portal at jamabandi.nic.in.
• Navigate to the “Jamabandi” tab and select “Jamabandi Nakal for Checking.”

• Choose a search option: Owner Name, Khewat, Khasra/Survey No., or Date of Mutation.

• Select your District, Tehsil/Sub-Tehsil, Village, and Jamabandi Year from the dropdown menus.
• If searching by Khewat, select the appropriate Khewat No. from the list provided.

• Click the “Nakal” button to view the detailed land record.

Obtaining a Verifiable Copy of Nakal

• On the portal, select “Get Verifiable Copy of Nakal” under the “Jamabandi” tab.

• Alternatively, visit a HALRIS center at your Tehsil/Sub-Tehsil office, submit an application, and pay a fee of ₹30.
• The computer operator generates the Nakal, which is verified and signed by the Patwari, who issues a receipt.

Checking Mutation Status

• Access the “All section” tab and go to “Mutation” on jamabandi.nic.in.

• Select “Check Mutation Status.”
• Enter details such as, District, Tehsil, Registry Date, Registry Number.
• Complete the captcha and click “Search” to view the mutation status.

Viewing Cadastral Maps

• On the main page, go to “All Sections” and select “View Cadastral Maps.”

• Follow the prompts to select the relevant District, Tehsil, and Village to access the map.

• Select “Revenue Court Status” 
• For Revenue Court Status, you’ll be redirected to Haryana Revenue Courts. Enter details like location, court, petitioner name, or case number, and submit.

• Under the “Property Registration” tab, select options like “Deed Registration Appointment,” “Collector Rates,” or “Stamp Duty Calculator.”

• For deed registration, log in with your mobile number, enter deed details, and book an appointment (Normal or Tatkal).

• To view registered deeds, select “View Registered Deeds,” enter Tehsil, Registry Number, Registry Date, Deed Name, and captcha, then search.

Checking Collector Rates

Collector Rates (Circle Rates) are the minimum property valuation rates set by the Haryana government for stamp duty and registration fee calculations. Follow these steps to check them:

• Navigate to the “Property Registration” tab in the top menu bar and select “Collector Rates” from the dropdown menu.

• On the new page, select the following:
  • District (e.g., Gurgaon, Faridabad).
  • Tehsil/Sub-Tehsil.
  • Village or area.
  • Period (e.g., financial year or specific date range).

• Click “Submit” to display the Collector Rates for the specified area and period.
• To raise an objection to the rates (if needed):
  • Go to the “Collector Rate Objection” option under the “Property Registration” tab.

• Log in using your mobile number and OTP.
• Enter details such as your name, father’s name, address, email ID, district, tehsil, subject, objection details, and captcha.
• Click “Submit” to register the objection.

Steps to Obtain Encumbrance Certificate

• Visit jamabandi.nic.in.
• Select Property Registration > Encumbrance Certificate > Apply New.

• Input mobile number and verify with OTP.
• Provide personal information.
• Input property information and attach Nakal document.
• Once approved, download the certificate.
